COASTAL ZONE SUB-AREAS AS RECOMMENDED BY THE DRAFT COASTAL MANAGEMENT PLAN:

The following outlines the areas covered by each sub-area, and describes the setbacks for the sub-areas.

Sub-Area 1a - Kitridge Point to Long Bay
Minimum Setback - 10m from top of landward cliff or up to 100m from undercut of sea cliff

Sub-Area 1b - Long Bay to Salt Cave Point
Minimum Setback - 10m from undercut of sea cliff

Sub-Area 1c - Salt Cave Point to Paragon
Minimum Setback - 50m from undercut of sea cliff

Sub-Area 1d - Paragon to Inch Marlowe
Minimum Setback - Top of landward cliff inclusive of wetland, coastal vegetation and dune systems

Sub-Area 1e - Inch Marlowe to South Point
Minimum Setback - 10m from undercut of sea cliff

Sub-Area 2 - Conset Point to Kitridge Point
Minimum Setback - 50m from undercut of sea cliff

Sub-Area 3a - Bathsheba to Tent Bay
Minimum Setback 30m from high-water mark or 10m from undercut of sea cliff

Sub-Area 3b - Tent Bay to Bath Beach
Minimum Setback - 30m from high-water mark or 30m from undercut of sea cliff

Sub-Area 3c - Bath Beach to Conset Point
Minimum Setback - 400m inland including coastal woodland, vegetation, dune and beach systems

Sub-Area 4a - Chandler Bay to North Point
Minimum Setback - 200m from undercut of sea cliff

Sub-Area 4b- The Landlock to Chandler Bay
Minimum Setback - 100m from undercut of sea cliff

Sub-Area 5 - North Point to Archer's Bay
Minimum Setback - 200m from undercut of sea cliff

Sub-Area 6 - Maycock's Bay to Batts Rock
Minimum Setback - 30m from highwater mark, 10m from undercut of sea cliff

Sub-Area 7 - Batts Rock to Needham 's Point
Minimum Setback - 30m from highwater mark or 10m from undercut of sea cliff

Sub-Area 8 - Needham's Point to South Point
Minimum Setback - 10m from undercut of sea cliff or 30m from high watermark

Setbacks are important to ensure:

  • Biodiversity Conservation
  • Preservation of Rural Character
  • Protection from Storm Events/Erosion
  • Preservation of Coastal Access Points
  • Preservation of Natural Sea Defense System
  • Protection of Informal Recreations Areas
  • Retention of Dramatic Coastal Scenery
  • Preservation of Rugged Coastal Landscapes

Urban Runoff

The input of hydrocarbons, heavy metals, pesticides, and other chemicals to the nearshore marine environment from densely populated areas.
